Good Faith Estimate (GFE) Entries - Step-by-Step Instructions

These instructions apply to the borrower's charges. Seller charges are simply entered into the HUD LITE Seller's Expense column.

Borrower's settlement charges should be entered in the HUD LITE "Buyer's Expenses" column or in a POC box. Where applicable (when the item is a "detail" line entered into a box with a colored background), the amount will print as a notation outside of the settlement statement columns and will automatically be added to the appropriate line in the columns of the printed settlement statement.

NOTE: POC charges are included on the GFE comparison page if you selected from the POC drop-down list that they were paid by borrower/buyer .


800 Section (Items Payable in Connection with Loan):
  • For the 800 section, HUD LITE will automatically select the correct GFE number and GFE section for the Comparison Page.
  • Under the GFE program tab, for each charge enter the corresponding amount from the lender supplied Good Faith Estimate.

    900 Section (Items Required by Lender to be Paid in Advance):
  • For lines 901 through 903, HUD LITE will automatically select the correct GFE number and GFE section for the Comparison Page.
  • For lines 904 and 905, use the drop-down list to choose the GFE section and the GFE number. Obtain the  correct GFE section and number from the lender, or see the detailed explanation section of this help system to determine the section and number.
  • Under the GFE program tab, locate each charge and enter the corresponding amount from the lender supplied Good Faith Estimate.


    1000 Section (Reserves Deposited with Lender):
  • For the 1000 section, HUD LITE will automatically select the correct GFE number and GFE section for the Comparison Page.
  • Under the GFE program tab, locate the settlement statement line number for the particular charge and enter the corresponding amount from the lender-supplied Good Faith Estimate.


    1100 Section (Title Charges):
  • For the 1100 section, enter the settlement fee in line 1102, Lender's title insurance in line 1104. All other title charges to borrower should be entered in line 1109 if paid to a single payee; if other charges are paid to more than one payee, or if you want to itemize the other title charges,  lines 1110-1112 may be used for that purpose. 
  • By Default, HUD LITE places the title charges in the "Can change" category (for settlement service providers that were not on the lender's list).
  • If any of the title charges are paid to a settlement service provider on the lender's list that was given to the borrower, from the GFE drop-down menu select the "Change 10%" option to indicate that the charge may increase up to 10% above the Good Faith Estimate amount.
  • By default, borrower's itemized title charges will print as notations outside of the columns, with the total amount of borrower's title services and lender's title insurance printing in the columns on line 1101. If line 1109 or higher is used to enter additional title services, there is an option to suppress printing of the notation outside of the columns, but the amount will be included in the line 1101 total for borrower's title services and lender's title insurance .
  • For lines 1110-1112, use the GFE drop-down list to select the GFE number and GFE comparison page category.
  • Under the GFE program tab, locate the settlement statement line number for the each charge and enter the corresponding amount from the lender-supplied Good Faith Estimate.


    1200 Section (Government Recording and Transfer Charges):
  • For the 1200 section, HUD LITE will automatically select the correct GFE number and GFE section for the Comparison Page.
  • Under the GFE program tab, for each charge enter the corresponding amount from the lender-supplied Good Faith Estimate.


    1300 Section (Additional Settlement Charges):
  • By Default, HUD LITE assigns additional settlement charges to GFE line 6 (Required Services you can Shop for) and places them in the "Can change" category (for settlement service providers that were not on the lender's list).
  • If any of the charges are paid to a settlement service provider on the lender's list that was given to the borrower, from the GFE drop-down menu select the "Change 10%" option to indicate that the charge may increase up to 10% above the Good Faith Estimate amount.
  • The 1300 section may be used for other settlement charges, in which case use the drop-down list to choose the GFE section and the GFE number. Obtain the  correct GFE section and number from the lender, or see the detailed explanation section of this help system to determine the section and number.
  • Under the GFE program tab, locate the settlement statement line number for each charge and enter the corresponding amount from the lender-supplied Good Faith Estimate.

    1500 Section (Disbursements to Others and Additional Lines):
  • For each line in the 1500 section, use the GFE drop-down list to select the GFE number and GFE comparison page category.
